At Swansea4students our objective is to make your passive income as stress free as possible.
Whether you wish to be a hands-on landlord, or if you want to sit back, relax and let us take care of your investment, we can tailor our management role to suit your needs.
We specialise in a full management and tenant finders services only, and do not offer property sale services, we solely focus on our landlords and their investments. We do this to provide the best service possible for both our landlords and our tenants.
No complicated management price plans here, we offer our fully managed service, or a tenant finders service, all costs are provided below.
We also understand that trust is, for most, an overriding factor when deciding which agency to work with. Will they find tenants? Will you look after the property? Will they be cost effective? At Swansea4students we offer a flexible service for sourcing tenants and operate on a no let no fee basis.
If you are currently with an agent and considering your options, we're happy to market your property alongside them for free, if they beat us over the finish line in signing tenants for your property, or you change your mind before we do, there are no costs whatsoever.
What does this include?
- Rent valuation and advice
- HMO advice
- Advertising/Tenant Sourcing
- Setting up tenancy agreements, guarantors, declarations of understanding
- Collection/protection and provision of bond certificate documentation to tenants
- Rent collection and pay over to landlords
- Termly inspections and end of tenancy inspections
- Diarising all mandatory certification, organising renewals for our landlords
The process of getting this set up is straightforward, simply request a property valuation, or give us a call and we will set to work on looking after your property.
FEES
VAT is payable at the prevailing rate (currently 20%) on all our fees. In accordance with consumer legislation, it is quoted as included in the prices stated below. If the VAT rate changes, the price charged will change accordingly.
An amount payable under a percentage fee will go up or down depending on the agreed rent level. Fixed fees will remain the same regardless of the rent level agreed.

Let Only Service
Equivalent to 2 weeks of the calendar monthly rent, subject to a minimum fee of £360.00 including VAT (£300 plus VAT) whichever is greater, is payable for each letting where the Tenant is introduced through the Agent.
*If the monthly rental is £1000.00 you will pay a fee of £554.27 including VAT (£120 plus VAT).
Full Management Service
14.4 % including VAT (12% plus VAT) of the rent received, subject to a minimum charge of £360 including VAT (£300plus VAT), whichever is greater.
*If the monthly rental is £1000.00 you will pay a fee of £144.00 including VAT (£120 plus VAT).

Bond Deposit Protection (Insured); £36.00 Including VAT (£30 + VAT)
Legal Notices; £54.00 Including VAT (£45 + VAT)
Tenancy Renewal; £120.00 Including VAT (£100 + VAT) (for 1 tenant ; +£36 including VAT f or each additional tenant)
Tenancy Replacement; £120.00 Including VAT (£100 + VAT)
Inventory Fee; £132.00 Including VAT (£110 + VAT) (for 1 bed furnished property; +£12 including VAT for each additional bed)
Professional Hourly Rate; £108.00 Including VAT (£90 +VAT) (cost is per hour; for services outside this agreement)
