Deposit

What is it?

A deposit is a security deposit a tenant pays at the start of a tenancy. It is paid into a government-approved scheme, provided no money is owed to the property owner/manager at the end of the tenancy the money is paid back to the tenant. A deposit can be used to pay for outstanding rent, damages or other costs.

How much is it?

The deposit is a maximum of five times the weekly rent.

Parking Permits

We understand that finding non-marked parking spaces for student accommodation in Swansea can be a difficult task especially in if your student house is in a densely populated student area such as the Brynmill, Uplands, Mount Pleasant or the City Centre.

But it’s not all doom and gloom! The City and County of Swansea allocate two parking permits per property in Swansea. So if your student pad in Swansea has 5 tenants you’ll only have the ability to get your hands on 2 parking permits allowing you to park in resident-only parking bays.

How do I get a parking permit?

Tenants living in student properties in Swansea will need to contact their landlord/agent to get the council tax account number for your property. You will then need to complete the online resident permit registration form here

If you live in an HMO (House of Multiple Occupancy) in Swansea and you cannot obtain the council tax reference don’t worry just provide your tenancy agreement to the council and they can make a decision on granting you a permit

How much does a parking permit cost?

Great news students, whether your student digs in Swansea are in Brynmill or Port Tennant, all residents’ permits in Swansea are FREE!

Student Recycling & Rubbish

If you’re living off student campus in Swansea whether in a flat or a shared house there are recycling and rubbish collections in place by the Council to help you dispose of waste from your student home.

What do the Council collect?

The Council will collect paper, cardboard, plastics, cans and glass from the kerbside of your student pad in Swansea.

Green bag collection - You can use green bags for cans, glass, paper, and card.
These are free and can be sourced from the Council.
The Council will collect them on your green week.

Garden waste collection – You can use reusable white bags for garden waste. These can be purchased through the Council.
The Council will collect it on your green week.

Pink Collection - You can use pink bags for mixed plastics.
These are free and can be sourced from the Council.
The Council will collect them on your pink week.

Black Bag Collection – You can use black bags for non-recyclable waste.
These can be purchased from any grocery store.
You're allowed to put out a maximum of 3 black bags every fortnight.
The Council will collect 3 bags only on your pink week.

Food waste collection – You can use your green bin & bags for food waste.
These are free and can be sourced from the Council.
The Council will collect your food waste every week.

When does the Council collect from my house?

If your student house in Swansea is in Brynmill, Uplands, Mount Pleasant or Sandfields your collection day is on Wednesday.

You will need to place your recycling and rubbish out for collection either after 7.00pm the evening before or before 7.00am on the day of collection.

How can I get a recycling kit?

Recycling bags and food waste bags will be delivered to your student house in Swansea by the Council in September. In the event that they aren’t delivered or you run out it’s easy to get your hands on more here

CONTRACT-HOLDER - SCALE OF CHARGES


Payments permitted under the Renting Homes (Fees Etc.) (Wales) Act 2019 by Tenants or Contract-holders under a Tenancy or occupation contract.


Rent - Payable in advance (monthly or termly, unless agreed otherwise).


Default fee for late payment of rent - Rental payments overdue by more than 7 days will be subject to interest at the rate of 3% over the Bank of England Base Rate calculated from the date the payment was due up until the date payment is received.


Deposit - Payable before the start of the Tenancy and held under a Government approved scheme for the duration of the agreement. It will be repaid in full provided all obligations have been fulfilled.

 

Default payments - If the Tenant breaches any of the requirements of the agreement, the Tenant may be liable to pay the Landlord for any losses incurred as a result of: a failure by the Tenant to make a payment by the due date to the Landlord or, a breach by the Tenant of a term of the contract, both subject to any statutorily prescribed limit.


The losses the Landlord may claim may include, damages, costs, charges, and expenses incurred as a result of the breach, that the Landlord was unable to mitigate, to put the Landlord back in the same position as if the Tenant had not breached the agreement.


Council Tax - Payable to the billing authority, if the Tenant is liable.


Utilities - Including water, sewerage, gas (or other heating fuel) and electricity including any Green Deal costs) TV licence, Broadband, Telephone, payable in respect of the Property, and if required in the Tenancy. This may be payable to the Landlord or to the utility provider.


Television licence - Payable if the Tenant is contractually required to make a payment to the British Broadcasting Corporation.


Communication services - Payable to a provider of: internet, cable or satellite television, telephone services, other than mobile, if the payment is contractually required.


Loss of keys or other security device - The actual costs, as evidenced by invoice or receipt, related to a breach of contract leading to the requirement for a lock to be added or replaced or a key or other security device giving access to the Property to be replaced.


Missed appointments - Losses, as evidenced by invoice or receipt, suffered by the Landlord if the Tenant fails to attend appointments agreed by the Tenant and arranged by the Letting Agent or Landlord for contractors or others to attend or to carry out work at the Property.


Damage to the Property - The Tenant will be liable for any losses, as evidenced by invoice or receipt, from damage to the Property caused by the activity, or failure to act, by the Tenant or their guests.


Emergency/out of hours call-out fees - Any losses or additional losses suffered by the Landlord, as evidenced by invoice or receipt, as a result of the Tenant arranging an emergency, out of hours contractor call-out where the work was not an emergency or the works were required as a result of the Tenant’s actions.
